HOW does stamp duty contribute to the cost of a house? ("In the state budget's stamp duty con, winners are not grinners," 13/5). If you want to buy a house, you calculate how much it will cost, including the stamp duty, legal costs, etc. You then buy the best house you can for that amount.

If the stamp duty is less it makes no difference to how much you can afford to pay. The same money will still be chasing the same houses. Demand and supply. If the stamp duty is reduced, vendors will get more and the Government will get less, but the price of the house remains the same. What is the point of forcing the Government to tax something else instead, when a reduction in stamp duty will not make houses any cheaper?

So ANZ has increased the mortgage rate again for young Australian families to cover the increasing cost of international credit.

I don't think so. It has increased the rate to cover its own profligate lending policies and to try to maintain its return to investors so as not to see its share price plummet further. This is dishonest and immoral.
